Build Plots in Wales : The Pines, Nant-y-moel, Ogmore Vale
DEVELOPMENT OF 22 SELF-BUILD PLOTS.
Land adjacent to Court Coleman Street and Nantymoel Row, Bridgend.
The site is a ‘Green Field’ elevated site, at
the top of the Ogmore Vale / Nantymoel Valley.
The site is elevated, and is on the Western side of the Valley,
and therefore commands
Impressive views, across to the Eastern side of the Valley,
and in a Westerly direction, to established woodland, and
to the elevated slopes of the adjacent open countryside.
Located on the Western side of the Nantymoel Settlement, the
site therefore provides easy access, to local Schools, Doctors
Surgery, and local Shopping facilities.
Access from the site is gained from Junction 26, travelling
Northward along the A4061 and is approximately 15 –
20 minute’s drive from the Motorway.
Planning Position: The site has the benefit of Outline Planning
Consent for Residential Development. The layout illustrated
with this brochure, being the approved Planning Layout, associated
with the Consent. Further Reserved Matters Consents are to
be submitted by Plot Developers as and when they develop their
designs.
Design Concept: The Developer will be providing an Adoptable
Road and Footpath Network up through the site, to enable each
of the plots, to be serviced either directly off the Adoptable
Road, or (towards the Northern end of the site), directly
from a shared Private Driveway.
Each plot will be provided with Water, Gas, Electricity, and
Foul Sewage Connection.
In developing the site, an existing Public Footpath network
will also be strengthened, providing easy access, to the elevated
Open Countryside, to the west.
To the centre of the site, will be an established green space,
to be provided and landscaped by Self Build Investments Ltd.
Whilst the site provides individuals an opportunity to express
themselves, (within the limitations of their plots, and their
individual designs), the developer and the Local Planning
Department, have agreed a select list of 4 bricks and tiles,
to ensure that the final development, has an overall theme.
The design layout follows the topography of the site, and
provides a range of plot sizes and orientation. As a result
of the topography, many of the designs, will have the facility
to provide lower ground floor living areas, thereby maximising
the size of each individual unit on the site.
The housing layout provided within this brochure, provides
for illustrative building footprints, which are not relevant
to any particular house design. Their approximate position
on site, is however, of importance, both from a highway visibility
viewpoint, and to maintain overlooking distances, to opposite
properties.
Materials: As indicated above, a range of building materials
have been chosen for the development, which will allow the
new development to compliment much of the local vernacular.
These materials include a range of bricks, which have been
specifically chosen, because they are sympathetic to the surrounding
local stone and brick buildings. Slate and dark concrete tiles
also compliment the vernacular.
Opportunity: ‘The Pines’ provide a rare opportunity
for individuals to express themselves within the design and
construction of their own home. Plot purchasers can do this,
with the comfort of a Developer having provided both an Adoptable
Highway to their plot, and Statutory Services, (Water, Gas
